Rainy Season Blues - Wet Rot

For most of us, our home is our biggest investment. Maintenance on a home need not be expensive, but if there is no upkeep at all on a property, it could cost you a bundle! Damage to the timbers of your home could also put you and your house in danger, as structural supports can collapse if weakened enough.

The areas most positively affected are those where wood can accidentally get enduringly damp or wet. This could be caused in some ways, even insignificant factors such as condensation or free flowing air can contribute.

Tile & Masonry Saws Woodworking Tools

Some of the most coarse causes are: Loose roof tiles will allow water to seep into your roof eaves, where it may be soaked up by the wood, yet not positively drip into your house. It is also advisable to check for leaks behind your washing machine, and colse to all your plumbing.

Broken down pipes may come disconnected and ineffective. For instance: if any of your down pipes important from the gutter have come loose, water could be seeping under your home and into the foundations.

For instance, it seems a small matter when the gutter fills up with leaves and overflows into your yard, but it could spell disaster for your home. Many of us have no ladder and it is a long way up to the roof, and it seems a inoffensive problem.

But, the longer you leave free flowing water colse to your house, the more chance you have of developing wet rot in your home. Wet rot must be dealt with as it will wholly sap the compel of the lumber. It could also lead to dry rot, which is far harder to eradicate. There are reported cases of dry rot, where the client has not realized there is any question until their foot goes through the floor!

However, it does take a long time for the wood that is exposed to damp or water to positively become irreparable. Any wood that has a moisture content of less than 20% will not attract fungus or rot. And if it goes over this equilibrium and does attract rot, then it may take many months to positively become significant. This is why maintenance, in the form of quarterly checks, is so important.

Wet rot is not always cured by naturally drying out the affected wood, although this is a good first step! The second step is to find out where the source of the water is advent from. If your wood looks brownish, it may be time to get scholar help.

Wet rot can be best removed by cutting away the timbers affected and joining new timbers in. However, if it goes to dry rot, a 'safety perimeter' must also be cut away as dry rot is a breeding ground for fungus, spores etc.

Having a new floor or roof is a major financial outlay (as well as a huge inconvenience). It can be avoided by a quarterly yearly check for dampness and leakages. This small outlay is not a waste of money, it may add up to only 1% of the cash you will have to find to mend wet or dry rot.
